The Path to Fully Booked

True story, this is an actual calendar of a client I worked with in Cobble Hill B.C.. Jane, owner of http://www.xanaduestate.ca on Vancouver Island was already a seasoned rental owner, so she knew the value of what investing in her property could bring. We reworked the layout of the existing suite, renovated, restyled and helped her to recapture her share of profit in the local Airbnb market. Many Canadians are looking to keep their dollars at home and explore what this great country has to offer. Supplementing this, is the out of country visitors. Modest projections are at least 2–4% growth. Our own tourism is said to be up a whopping 30% over last year. So if you were thinking of even remotely creating a rental property the time is now!

In a report written by CTV News it was reported that Canadian tourism is going to hit an all time high. What does this mean for short term rentals? Profit. But only if you are positioned accordingly.

AirDNA research says that, professionally designed vacation rentals can achieve up to a 40% increase in revenue. Enhancing your listings gives you a keen edge over others in your area.

Consider this example: upgrading your property's design and furnishings for $5,000 could allow you to increase your nightly rate by $30. While that may not sound like a lot, think about Jane who gets booked almost every night. Thirty X’s 7 adds up fast and that can mean an annual increase of almost $10,080.00 when fully booked. Don’t forget you can write most of this off on your taxes so its a win win.

What makes your AirBNB more attractive?

Unique experiences, unique locations, unique items. Take the feathered flamingo lamp for instance. Who could not resist taking a picture of this and posting it on instagram?

So why hire a designer for your next project?

Designers have access to suppliers that cater to the hospitality market where a regular investor would not. You want well thought out furnishings that will get you more “heads in beds” and can withstand constant daily use. A Vacation Design Expert is trained to give you that booking edge over other short term rental proprietors in your area.

From photography, to well placed multi purpose furnishings to educating you on how to tap into local business. Think of the bachelorette party that wants an AirBNB for 7 people. Couple that with our local Salt Cave at https://shanteehealing.com and you have a unique experience for all.

If you would like to book a design audit and see how you can benefit by upgrading your vacation unit, feel free to send an enquiry via the contact section in my website. Until then..
